Notes:  Tenant will be planting approximately 113 acres of wheat this fall and will be entitled to harvest the same in summer of 2019.  Purchaser will receive the cash rent of $45.00/acre on the approximate 113 acres.  Tenant will also be entitled to bale the wheat straw on the 113 acres but would consider leaving the straw for a negotiated discount of the cash rent as may be agreed between the tenant and the purchaser.  Possession of this approximate 113 acres will be after harvest and possibly after the baling of the straw on the 113 acres.

Terms:  The successful bidder will be required to enter into a written purchase agreement with a 10% down payment the day of the auction.  The balance will be due at closing on or before December 27, 2018 with full possession as owner on March 1, 2019 subject to rights of the tenants.  Seller will provide marketable title to the buyer, evidence by a policy of title insurance.  Cost of title insurance and closing costs will be divided equally between seller and buyer.  The 2018 & all prior real estate taxes will be paid by the seller.  All mineral rights owned by the seller, if any, will be conveyed to the buyer.  Property will not be sold subject to financing.  Please have all financial arrangements made prior to the auction.  All announcements the day of the auction will take precedence over anything written or implied.   Old West Realty & Auction LLC & Warner Real Estate are working for the seller.
